Hi there! My husband and I are relocating to the area, and I fell in love with your community. Any information you can offer would be appreciated. We have no children, so schools are not a concern. Of course, my husband is interested in the golf membership available as a resident there. What is the commute time to Remount Road area? HOA fees? We have two small dogs, so would require fencing (are there any restrictions?). I love to garden. I notice there are watering restrictions.
Are there planned social activities within the community? Is trash pickup included in real estate taxes or is it a separate carting fee? What other expenses would there be other than the real estate taxes, HOA fee?
Thank you for any information you can provide. Everyone is telling us that South Carolina is the place to move to economically.... but I prefer an established community with a sense of "home". |

Hello there,
Glad you found us. I'll try to help with some of your questions....
- The commute time to Remount Rd would depend on time of day, and whether you take the interstate route (485 to 77) or go through Charlotte. Average time will be 25-35 minutes.
- The HOA fees are around $420 a year. There are restrictions on what you can build in your yard, materials used, etc. But it is not too restrictive at all, and honestly this HOA doesn't micro manage this neighborhood. You can choose from 3 or 4 approved fences, the most popular and best looking are the black aluminum type.
- We are still under watering restrictions but with all of the rain we have had I think they will ease up on those soon. We can water twice a week with an irrigation system, but you can water all you want with a hose... no restrictions on that.
- Yes, there are planned activities. Some are HOA events and there are also many clubs like reading clubs, tennis clubs, ladies lunches, etc.
- Trash pick up is paid for in your Stallings taxes. We used to pay for it separately but last year we were annexed into the Town of Stallings, so we now pay higher taxes but trash is included.
- There are no other fees to live here other than the annual HOA fee and your taxes.
There are some great areas around here, Mint Hill, Weddington, and just across the border in S.C. Good luck in your search. |

thank you for such a quick response and the warm welcome!
everything sounds great! can you tell me if the HOA rules are available online anywhere? what is the new tax rate? i heard that a mall of sorts is being planned for that area. will that affect your community?
and most importantly, if you were trying to make this move, would you chose shannamara over other areas you mentioned (weddington, sc, etc)?
although we are (young) empty nesters, we still want to be around children. and we need a larger home so that our children and their families can come to visit us often.
speaking of rain.... it's been raining here in ny for weeks.... i'm getting the ark finished!

The HOA rules are available on the HOA's site; however, since you are not a resident you will not be able to see them. Everything on their site requires a login/password that only residents can have.
If we were moving again I would definitely consider this neighborhood again. My other favorite areas are around here are Lake Norman, NC and around the Tega Cay, SC area.

Can you tell me how to anticipate the tax rate for Shannamarra? Is it Stallings town taxes even though the mailing address is Matthews? Can you tell me what the current tax rate for 2009 is?  |
